Top 10 UAE developers, led by Modon and Emaar, recorded Dh113.7 billion in property sales in the first half of 2026, highlighting strong market growth.
In the first half of 2026, the UAE's largest property developers have collectively achieved an impressive Dh113.7 billion in sales. Dominating this milestone are Modon Holding and Emaar, whose combined sales approached Dh45.4 billion, underscoring their influence on the nation’s real estate landscape.
Modon Holding topped the charts with Dh23 billion in Abu Dhabi property sales alone, fueling its total property sales to Dh26 billion across its markets. This figure is a remarkable 2.6 times higher than the same period last year. Key drivers of Modon's growth included the launch of Hudayriyat Golf Estates and the complete sell-out of residences at Tara Park on Reem Island. The group's revenue soared to Dh9.2 billion, marking a 40% year-on-year increase.
Emaar followed closely with Dh22.4 billion in UAE sales from a total of Dh26.6 billion across all markets. The developer's substantial revenue backlog from ongoing projects reached Dh164.9 billion by the end of June, a 13% increase compared to the previous year. Notably, Dh4.2 billion of Emaar's total sales came from international developments, which were excluded from the UAE sales ranking.
DAMAC secured the third spot with Dh16 billion in sales, further reinforcing its market position. Aldar took fourth place with Dh9.5 billion in UAE development sales, adding to a total group sales figure of Dh12.1 billion. Impressively, international buyers and expatriates contributed Dh7.6 billion, or 80%, of Aldar's UAE sales.
Aldar's development revenue backlog stood at Dh71.6 billion at mid-year, including Dh59.9 billion from UAE projects, with net profits after tax climbing 18% to Dh4.9 billion. Its international arms experienced significant growth, with SODIC sales surging by 171% and London Square by 236%.
Rounding out the top 10, Binghatti reported Dh7.6 billion, narrowly followed by Meraas at Dh7.5 billion and H&H with Dh7.4 billion in sales. Ellington, Omniyat, and Beyond achieved Dh7 billion, Dh6.7 billion, and Dh6.6 billion respectively.
This robust performance by the UAE's primary developers highlights continuous demand and strong investor confidence in the local property market. Agents should note the increasing prominence of international buyers, especially in projects led by Aldar, and the impact of new launches like Modon's Hudayriyat Golf Estates. Staying informed on development backlogs and sales momentum will help agents better advise clients and leverage opportunities in both primary and secondary markets.
By aligning sales strategies with the successes of major developers, real estate professionals can optimize transactions and cater effectively to the evolving preferences of both local and expatriate buyers.
