Dubai’s Sobha Realty is investing $600M to develop 700 homes in Texas, targeting further US city expansions and global growth.
Dubai-based developer Sobha Realty is making significant strides in the US property market with a $600 million investment to build approximately 700 homes in Texas. Since initiating operations in the US last year, the company has acquired around 105 hectares across Celina and Frisco, locations within the rapidly growing Dallas-Fort Worth metro area. The development plan features five phases over the next five years focused on single-family homes.
The first 34 homes in Celina are expected to be available for sale starting next year, with pricing ranging between $1 million and $1.5 million. Vipin Das, Chief Executive of Sobha Realty US, revealed that the funding model includes a blend of company equity and local debt. “Last week we got the first development loan approved for our first two projects from Bank7 and CCB, so that's good news for us,” Mr. Das shared.
Sobha Realty currently owns 64 hectares in Celina and 40 hectares in Frisco. The buyer demand largely stems from residents seeking larger family homes and corporate employees relocating due to new office developments. Mr. Das highlighted the demographic dynamics, noting, "In Frisco there is a lot of Asian community living, and in Celina it’s a healthy mix, with many moving to bigger homes as their families grow."
The corporate presence in the area is also boosting housing demand, including a Goldman Sachs campus designed for 5,000 employees and a regional headquarters for the New York Stock Exchange in Dallas. Telecom giant AT&T’s relocation to Plano from Downtown Dallas is another catalyst accelerating residential demand in North Dallas. Mr. Das observed, "The trend towards the north is growing. We are well positioned within this growth corridor including Frisco, Plano, and Celina."
Housing demand in Texas remains robust. According to the Texas Real Estate Research Centre, closed home sales in June rose 8.6% year-on-year to 34,956, with the average sales price hitting $342,900. Sobha Realty aims to create a national footprint in the US, eyeing expansions into Houston, Austin, Nashville, Phoenix, and Florida. Mr. Das noted, "We are seriously exploring Houston and Austin."
Beyond America, Sobha is pursuing growth in Australia where it has acquired land in Brisbane and the Gold Coast. Construction is slated to begin next year following approval processes, although detailed plans remain under wraps.
Founded by PNC Menon, who started with an interior decorating business in Oman during the 1970s, Sobha Realty has rapidly expanded within the UAE. The developer operates across Dubai, Abu Dhabi, and Umm Al Quwain, recently launching a Dh40 billion ($10.9 billion) residential project in Abu Dhabi—marking its residential entry into the emirate this year. Last year, Sobha reported total sales of Dh30 billion, a 30% annual growth fueled by projects in Dubai and Umm Al Quwain.
In January, the company revealed a Dh50 billion development in Dubai, underscoring its ongoing expansion in the local market.
Sobha Realty’s ambitious international projects reflect the growing influence of Dubai developers overseas. Agents should watch how Sobha’s US and Australian expansions might impact investor and buyer interest domestically and internationally. Collaborations or market insights linked to such global growth can offer competitive edges for agents advising clients on diversified real estate portfolios.
