Sharjah’s residential rents surge amid rising demand fueled by Dubai spillover and ongoing infrastructure projects.
Sharjah’s residential rental sector is experiencing robust growth, driven by population expansion, a steady influx of Dubai residents seeking affordable housing, and a surge of infrastructure and residential projects transforming the emirate’s living landscape.
A recent Cavendish Maxwell report reveals that about 290,000 residential rental contracts were registered in Sharjah in 2025, up from 278,000 in 2024. This underscores Sharjah’s rising prominence as a residential destination for families and Dubai’s workforce.
The study highlights that families make up 86% of rental contracts, emphasizing Sharjah’s appeal as a preferred choice for long-term family living. Singles represent 10%, while staff and worker accommodations account for 4%.
Overall rental contracts, including commercial leases, surpassed 368,500 in 2025, marking a 4.4% annual increase.
Ali Siddiqui, Research Manager at Cavendish Maxwell, attributes Sharjah’s strengthening appeal to its affordable housing options paired with excellent connectivity to Dubai and other emirates. "Foreign ownership reforms, infrastructure investments, and Sharjah’s relatively lower living costs are fueling unprecedented real estate demand," he noted.
Rent prices in Sharjah remain 20% to 30% lower than Dubai for similar properties, attracting an increasing number of professionals and families who continue to work in Dubai but prefer Sharjah’s cost-effective housing.
Over the past two years, rising rents in Dubai have intensified this migration trend. This has put pressure on Sharjah’s housing inventory, pushing rents up by 33% to 56% annually in high-demand areas like Muwaileh, Aljada, and new mixed-use communities with modern amenities and better transport links.
Despite the rent hikes, Sharjah remains significantly more affordable than Dubai, sustaining strong tenant demand and high occupancy rates.
Sharjah enforces one of the UAE’s most tenant-friendly rental laws. Rents are frozen for the initial three years of tenancy, during which landlords cannot increase rents or deny renewals unless tenants breach contracts.
After this period, rent hikes can only occur once every two years and must align with fair market value. Additionally, renewal fees are prohibited, and contracts must be registered with the municipality, enhancing transparency and protection for all parties.
Real estate experts credit these regulations for market stability despite rising rents.
With rising rental costs in established districts, many renters are opting for smaller apartments, such as studios and one-bedrooms. Simultaneously, demand grows for professionally managed communities equipped with integrated facilities, green spaces, retail, and recreational options.
Sharjah’s residential supply is expanding, with 2,600 units delivered in 2025, over 80% being apartments, and an additional 1,100 apartments entering the market in early 2026.
Looking ahead, around 33,700 homes—including 24,800 apartments and 9,900 villas and townhouses—are slated for delivery by 2030. Key developers like Arada, Alef Group, Beeah Group, and Eagle Hills are spearheading this growth to diversify housing choices and help ease rental pressures over the medium term.
Infrastructure enhancements such as the Etihad Rail network, major road improvements, and Sharjah International Airport expansion are improving connectivity and reducing commute times, increasing Sharjah’s attractiveness to UAE-wide employees.
Demographically, Sharjah’s population is projected to surpass 2.1 million by 2030, from around 1.98 million today, with expatriates constituting over 85% of residents.
