Sharjah’s property sector recorded Dh3.5 billion in April 2026, driven by high transaction volumes in Muwaileh Commercial and strong investor confidence across the emirate.
The Sharjah real estate market continues to demonstrate robust momentum and investor resilience, recording a total transaction value of Dh3.5 billion in April 2026. Data recently released by the Sharjah Real Estate Registration Department confirms a total of 15,669 transactions were processed throughout the month, underscoring the emirate's growing appeal as a stable investment hub.
Activity was spread across approximately 13 million square feet of traded area, spanning residential, industrial, commercial, and agricultural sectors. This high level of engagement is largely attributed to the emirate’s flexible government policies, updated legislative frameworks, and a pipeline of strategic urban development projects that continue to attract both local and international capital.
Title deed transactions represented the largest portion of activity in April, with 8,710 deals accounting for 55.6% of the total volume. Ownership certificate transactions followed with 5,291 deals (33.8%), while initial sales contracts stood at 936 (6%). Mortgage activity remained healthy, with 443 transactions valued at a combined Dh651 million, alongside 289 valuation transactions.
In terms of specific asset types, the department registered 1,537 land transactions, 790 deals for subdivided units, and 348 transactions involving built-in land assets.
Specific districts emerged as clear winners during the month. In Sharjah City, Muwaileh Commercial maintained its lead in both volume and value, recording 447 transactions worth Dh448.5 million. Other high-performing areas in the city included:
The month’s highest-value sales transaction occurred in Industrial Area 4, involving a built-in land deal for Dh30 million. Meanwhile, the mortgage sector saw a massive Dh153 million transaction in Al Majaz 1, marking the month's peak for financing activity.
Beyond the city center, the Central Region contributed significantly with 613 sales transactions. Al Belaida was the primary driver here, facilitating 366 transactions with a total trading value of Dh176.4 million.
In the Eastern Region—encompassing Khor Fakkan, Kalba, and Dibba Al Hisn—58 sales transactions were finalized. Al Mudeife was the standout area in this region, leading with 20 transactions valued at Dh29.9 million.
For real estate professionals, these figures highlight a diversifying market where industrial and commercial land in areas like Muwaileh and Al Sajaa are as vital as residential units. Agents should focus on the high volume of title deed transactions as a sign of a mature market with long-term owners. With Dh3.5 billion moving in a single month, the Sharjah market offers a compelling, lower-entry-point alternative to Dubai for investors seeking stability and government-backed growth.
