Sharjah's real estate trading surged to AED 7 billion in July, driven by Muwaileh Commercial's highest sales and Al Sajaa Industrial's top transaction value.
Sharjah’s property market witnessed remarkable growth in July, with total real estate transactions reaching an impressive AED 7 billion. This surge reflects a 61.8% increase compared to June’s AED 4.4 billion, showcasing strong investor confidence and activity in the emirate.
The Muwaileh Commercial area dominated in transaction volume with 442 property sales recorded in July. Following behind were Al Sajaa Industrial with 244 transactions, Hay Hoshi at 203, and Al Khan with 168 deals. This highlights Muwaileh Commercial as a hotspot for buyers during the period.
Even though Muwaileh Commercial led by the number of sales, Al Sajaa Industrial commanded the highest trading value at AED 715.4 million. Other significant areas by value include Muwaileh Commercial at AED 516.3 million, Al Menhaz at AED 449.5 million, and Al Qulai’aah with AED 365.7 million.
The total number of transactions climbed 25.3% month-on-month to 9,376, covering roughly 27.2 million square feet of property. Sharjah City alone contributed 2,091 sales transactions out of the emirate-wide total of 2,884.
In terms of land, there were 1,347 plots sold: 895 residential, 381 industrial, and 71 commercial plots. Additionally, 894 subdivided units changed hands, including 842 apartments, 25 parking spaces, 17 offices, nine studios, and one shop. Developed property deals accounted for 643 transactions, spanning residential, industrial, and commercial sectors.
The largest individual property deal in July was a land sale in Industrial 4, valued at a staggering AED 850 million. Industrial 4 also topped the Central Region with a trading value of AED 908.8 million. Meanwhile, Al Belaida led Central Region in transaction volume with 192 deals and the region saw 527 sales overall.
A standout mortgage transaction occurred in Al Layyeh involving land valued at AED 120 million, marking Sharjah’s largest mortgage deal for the month. The Sharjah Real Estate Registration Department recorded 466 mortgage transactions worth AED 1 billion in total.
Ownership certificate transactions were most frequent with 4,049 deals, complemented by 3,356 ownership deed transactions. Initial sales contracts hit 1,185, and 320 valuation transactions were conducted.
Khor Fakkan recorded 206 sales transactions, led by Al Mudeifi's 159 deals totaling AED 218.2 million. Kalba followed with 58 transactions, primarily in Commercial Sour Kalba, amassing AED 5.6 million in value. Dibba Al Hisn completed two sales transactions, with Hay Al Seeh posting a higher trading value of AED 1.2 million compared to Hay Al Shamali.
The sharp rise in Sharjah’s property trading value combined with diversified activity across residential, commercial, and industrial sectors presents multiple opportunities for real estate agents. Areas like Muwaileh Commercial and Al Sajaa Industrial are particularly attractive for investment and sales, suggesting agents should tailor their focus accordingly to meet growing market demand.
