Residential rents grew in Q2 2026, with villa rents rising by up to 8 percent and apartments also showing growth, though at a slightly more varied pace.
According to Ali Siddiqui, Research Manager at Cavendish Maxwell, residential rents recorded positive annual growth across villas and apartments. He noted, "Villa rents increased by 8 percent year-on-year, remaining broadly stable quarterly, while apartment rents rose 7.1 percent annually, despite a marginal 1.4 percent decline quarter-on-quarter."
Siddiqui pointed out a narrowing gap between asking and transacted rents, indicating shifts in negotiation dynamics; however, he cautions that a longer-term trend is yet to be established. Springfield Properties reported Khuzam leading apartment rental increases at 41 percent, followed by Al Dhait (30.9 percent), Al Nakheel (25.3 percent), and Al Jazirah Al Hamra (17.6 percent). For villas, Al Dhait saw the strongest annual growth of 25.2 percent, with Al Hamra Village at 16.8 percent.

Rental performance is strongest in larger housing options. Townhouses achieved a 27 percent year-on-year increase in asking rents. Among apartments, two-bedroom units increased by 23 percent and three-bedroom units by 15.8 percent. In the villa segment, three-bedroom homes rose 18.8 percent, and five-bedroom villas grew by 14.3 percent.
Analysts foresee rents continuing to rise over the next 12 months but at a more moderate and sustainable pace. Siddiqui noted, "Rental performance will likely vary by location, with communities offering superior lifestyle amenities, connectivity, and infrastructure expected to remain more resilient."
Syed echoed this positive outlook, highlighting that, while new supply will grow, near-term inventory constraints will likely sustain demand. He affirmed, "Well-established communities with strong connectivity and larger family homes are expected to maintain robust rental performance."
