Ras Al Khaimah sees home prices up by over 6% in H1 2026, with significant housing supply growth expected through 2028, while recent data suggests a slight price moderation.
Ras Al Khaimah's property market has experienced notable growth in the first half of 2026, with both prices and rents higher compared to the previous year. Apartment prices increased by 6.5% year-on-year, while villa prices rose by nearly 6%, according to data from Cavendish Maxwell. Rental rates also reflected this trend, with apartment rents climbing 7% and villa rents up by 8% in the same period.
Despite these strong annual gains, the most recent quarter reveals some signs of moderation in the market. Apartment sale prices dipped 0.7%, and villa prices decreased marginally by 0.2%. Similarly, apartment rents softened by 1.4%, though villa rents saw a modest increase of nearly 1%.
Freehold residential transactions in Ras Al Khaimah reached Dh625.2 million in H1 2026 — a 24% rise from the latter half of 2025 but 3.3% down compared to H1 2025. The decline was mainly driven by villas, whose transaction values fell over 7% to just under Dh298 million. Meanwhile, apartment sales remained stable, edging up 0.7% to nearly Dh328 million.
Transaction values strengthened significantly during the second quarter, hitting approximately Dh354 million — nearly 30% higher than in Q1. Villas accounted for over Dh198 million of the sales, while apartments contributed about Dh156 million.
On the supply front, roughly 600 new residential units were delivered in H1 2026, with another 1,600 units expected in the second half. Looking ahead, Ras Al Khaimah anticipates adding 13,800 new homes by the end of 2028, with 2,200 units slated for delivery this year, followed by 4,700 units in 2027 and 7,500 units in 2028.
Yousir Habib, Associate Director at Cavendish Maxwell Ras Al Khaimah, highlights the region's supportive economic fundamentals, citing ongoing investment, business creation, and employment growth as key drivers of residential demand. However, he notes that regional uncertainties are prompting more cautious behavior among buyers and tenants, contributing to recent price and rental softening.
The upcoming surge in housing supply is expected to intensify competition among developments. "With 13,800 new homes on the horizon by 2028, increased supply will likely lead to more measured growth in prices and rents," Habib explained.
A notable development set to stimulate the local market is the Wynn Al Marjan Island project, anticipated to open in autumn 2027. This landmark is expected to boost tourism, create jobs, and generate additional demand for housing, especially in nearby communities.
"The launch of Wynn Al Marjan Island will be a vital medium-term driver, potentially enhancing tourism inflows and supporting residential demand around Al Marjan Island," Habib added.
Cavendish Maxwell emphasizes that regional geopolitical developments will continue influencing buyer and tenant sentiment through the second half of 2026. While Ras Al Khaimah's economy has remained resilient, ongoing investment and employment growth have sustained demand.
Habib concluded, "The forthcoming market data for H2 2026 will clarify whether recent moderation in prices and rents is a temporary trend or signals a more significant market adjustment."
Agents in Ras Al Khaimah should prepare for a dynamic market balanced by strong economic fundamentals and a growing housing inventory. The projected increase in supply and the upcoming Wynn project present both opportunities and competitive challenges. Maintaining awareness of geopolitical shifts and closely monitoring price trends will be essential for advising clients accurately and strategically navigating the evolving landscape.
