Dubai lowers minimum investment in tokenised real estate to Dh1,000, making digital property ownership more accessible for investors.
Dubai is making it easier for investors to enter the digital property market through PRYPCO MINT, a platform licensed by the Dubai Virtual Assets Regulatory Authority (VARA). The platform has lowered its minimum investment requirement from Dh2,000 to Dh1,000, broadening access to tokenised real estate ownership.
Lowering the investment threshold means more flexibility for investors to build diversified portfolios with smaller capital. PRYPCO MINT allows buyers to invest in fully funded property tokens that not only hold potential for rental income but also capital appreciation. Additionally, these tokens can be freely traded on the secondary market without any mandatory holding periods, adding liquidity and ease of exit options.
Investors can allocate capital across multiple Dubai properties, reducing risk through diversification and gaining exposure to a range of real estate assets digitally.
Since Dubai launched its tokenised real estate initiative on May 25, 2025, the Dubai Land Department has listed 10 tokenised properties exclusively through PRYPCO MINT. All properties were fully funded rapidly, some within two minutes, highlighting strong investor interest in digital property investments.
This programme operates under a comprehensive regulatory framework created by the Dubai Land Department in collaboration with VARA, the UAE Central Bank, and the Dubai Future Foundation via the Real Estate Sandbox initiative.
For agents, the reduced entry point and increasing investor appetite for tokenised assets signal fresh opportunities. Promoting tokenised real estate products can attract a broader client base, including those with limited capital who seek flexibility and liquidity in property investments in Dubai’s dynamic market.
This evolution in property investment aligns with Dubai's vision of innovation and financial inclusivity, enabling agents to position themselves at the forefront of digital real estate trends.
