Dubai’s property buyers have seen prices jump by up to 153% since 2021, with strong gains in established and emerging communities, says Bayut data.
Dubai’s real estate market has experienced remarkable price growth since the post-Covid recovery, with some communities seeing advertised sale prices nearly double. Analysis from UAE property portal Bayut highlights that buyers entering the market in 2021 have benefited from increases ranging from 41% to an impressive 153% across key Dubai locations.
Bayut’s proprietary Price Index compares average advertised sale prices per square foot in May 2021 to those in April 2026, revealing strong growth across both established and emerging communities.
Jumeirah Islands recorded the most significant price appreciation, with prices rising from AED 1,523 per square foot in May 2021 to AED 3,844 in April 2026—representing a 153% increase. Other top performers include Jumeirah Golf Estates with a 119% rise and Jumeirah Lake Towers growing by 115%.
Family-oriented neighborhoods also demonstrated robust value gains, emphasizing enduring end-user demand. The Meadows experienced a 110% increase, The Springs close behind at 109%, and Jumeirah Park prices climbed 106%, moving from AED 1,076 to AED 2,214 per square foot. Arabian Ranches sustained a 95% rise, highlighting the ongoing appeal of mature villa communities for long-term residents.
Dubai South showed a 92% growth rate, underscoring demand in developments driven by infrastructure growth, while Dubai Hills Estate and Jumeirah Village Circle prices rose by 87% and 84%, respectively.
Fibha Ahmed, Bayut’s Vice President of Sales, commented, “Looking back at May 2021, the market was still recovering from the impact of Covid-19, and many buyers were understandably cautious. However, those who entered the market at that time have seen significant gains across several of Dubai’s most established and emerging communities.”
She added that while the current market conditions differ, the lesson remains clear: uncertainty can create buying opportunities for those guided by comprehensive data, solid fundamentals, and an understanding of true market value.
Popular lifestyle and waterfront communities also saw substantial price hikes. Palm Jumeirah’s advertised prices climbed 83%, from AED 2,452 to AED 4,471 per square foot. Business Bay increased by 78%, Dubai Marina grew by 67%, and Downtown Dubai saw a 64% rise.
Bayut’s data arrives amidst regional uncertainties prompting a more cautious approach among buyers. Historically, periods of hesitation have often paved the way for well-informed buyers to secure property before momentum returned.
The luxury off-plan sector continues to thrive. Market analysis from Keturah, utilizing DXBinteract data, reports Dh4.96 billion in off-plan home sales priced above AED 5 million in May 2026 alone. Of these, villa sales accounted for Dh2.51 billion across 184 transactions, while apartments contributed Dh2.45 billion from 207 deals, totaling 391 luxury off-plan units sold—averaging 12 transactions daily.
Villa transactions were strongest in the AED 10 million to AED 20 million bracket, with 60 sales totaling AED 834.2 million. Another 23 villa deals were recorded in the AED 20 million to AED 50 million range, generating AED 746.3 million in sales. Apartment sales mainly clustered in the AED 5 million to AED 10 million segment, which accounted for 158 of the apartment deals.
