66% of Dubai property seekers plan to buy within six months as price drop expectations ease and market confidence grows.
Recent data from Property Finder’s bi-monthly Market Pulse survey reveals that nearly two-thirds of active property seekers in Dubai are planning to purchase homes within the next six months, despite ongoing geopolitical uncertainties.<br><br>In May and June, 66% of respondents intended to proceed with buying property, a figure nearly identical to the 67% reported between March and April. This stability underscores robust buyer confidence in Dubai’s real estate market.
A significant change observed in the survey concerns buyer expectations about price movements. The proportion of respondents anticipating a price decline has steadily decreased from 70% in April to 63% in May, and further down to 56% in June—the lowest this year since regional conflicts began. Conversely, optimism about rising prices increased, with 24% expecting gains in June and 20% predicting prices will remain unchanged.
This shift aligns with the relatively stable residential prices recorded over the recent months. The median price per square foot held steady at AED 1,335 in May and AED 1,334 in June, slightly adjusting from AED 1,393 in April, suggesting the market has reached equilibrium.
Property Finder’s Chief Revenue Officer, Cherif Sleiman, comments that this evolving sentiment reflects a transition from cautious post-conflict hesitancy to a more informed, data-driven buyer strategy. "When two-thirds of active property seekers commit to near-term purchase plans, they aren't just speculative window shoppers; they are high-intent buyers closely tracking physical market indicators," said Sleiman.
He also noted how the decline in expectations of falling prices signals that buyers recognize the market has likely hit a realistic floor. Rather than waiting for dramatic price corrections, which have not materialized, serious buyers are moving decisively to secure their preferred properties.
