New 80km Fourth Corridor highway linking Sharjah, Dubai, and Abu Dhabi set to boost UAE property demand and unlock growth corridors for developers.
UAE property developers are preparing to capitalize on the opportunities presented by the newly announced Fourth Corridor highway, an 80-kilometer route connecting Sharjah, Dubai, and Abu Dhabi. This vital infrastructure project is expected to drive demand for residential and commercial properties along its path, fueled by an inflow of new residents and a growing population.
The Fourth Corridor, unveiled in September 2026, will become the UAE’s fourth major strategic road axis after Sheikh Zayed Road/Al Ittihad Road, Sheikh Mohammed bin Zayed Road, and Emirates Road. By improving access between key emirates, the highway promises to make previously less accessible locations far more attractive for living, working, and investing.
Andrea Nucera, Group Managing Director of Reportage Group, confirmed that the firm has already acquired a substantial plot near the corridor in Abu Dhabi. The site spans almost 750,000 square meters and is planned to feature approximately 3,800 residential units, with a market launch anticipated in 2027 or 2028. Nucera noted a shift in market dynamics over the past 18 months, describing a return from the boom period to a "normal reality," though UAE sales remain robust compared to other countries.
Motorists using the Fourth Corridor could experience dramatic reductions in journey times, such as a section cutting travel from 35 minutes down to just 14 minutes. The highway will be constructed in two phases, projected to serve roughly 600,000 people in the first phase and up to 3.1 million by completion.
Kalpesh Kinariwala, Chairman of Pantheon, emphasized infrastructure's critical role in shaping real estate markets. He highlighted how the corridor’s links to Dubai-Al Ain Road and proximity to Al Maktoum International Airport would generate fresh growth opportunities. Shorter journey times between emirates will unlock development potential in new areas, boosting demand for housing and commercial space.
"Improved connectivity means higher demand as people are willing to live or work in locations previously deemed less convenient," Kinariwala explained. He cautioned, however, that rental values depend not only on infrastructure but also on development quality, supply, amenities, and demand levels.
Developers are urged to identify emerging growth corridors early and position their communities to benefit from the enhanced connectivity the Fourth Corridor promises. Kinariwala shared Pantheon’s continued focus on expanding into Dubai’s eastern and southern areas, where improved infrastructure supports sustainable residential and mixed-use developments.
The Fourth Corridor highway’s completion will significantly reshape the UAE property map, offering agents new markets and client segments to explore. Agents should monitor developments along the corridor closely, as demand for properties in these newly accessible regions is likely to rise steadily. Staying informed on project timelines and local amenities will be key to guiding clients in making profitable real estate decisions along this growth corridor.
