Dubai Land Department unveils AI-powered platform to speed up real estate registration, project management and escrow oversight for developers.
Dubai developers can now benefit from a cutting-edge digital platform created by the Dubai Land Department (DLD) to streamline real estate transaction registration, project management, and escrow account oversight—all within a single system. This launch marks a significant leap in incorporating artificial intelligence (AI) into Dubai’s government services.
The new “Initial Registration” platform unites crucial processes such as project registration, transaction registration, and escrow account management to eliminate repetitive data entry and multiple document submissions. By integrating these functions into one digital workflow, DLD aims to simplify developers’ interaction with regulatory processes.
Leveraging AI capabilities, the platform automatically reads documents such as Emirates IDs, passports, and sales contracts to extract essential details and auto-fill application fields. This reduces manual errors and accelerates submissions. Furthermore, transactions that align with DLD’s automated business rules can be approved instantly upon submission, potentially slashing processing times.
Abdullah Ahmed Al Shehi, chief executive of DLD’s Real Estate Regulatory Agency, stated, “As the market expands and its needs evolve, we continue to develop a digital ecosystem that enables developers to manage their projects and complete transactions more effectively.” He emphasized that AI deployment and increased stakeholder integration enhance transparency, governance, and investor confidence.
The platform navigates developers through a set of guided questions to determine the appropriate processes, allowing users to add missing details mid-application without restarting the entire process. This ensures higher application acceptance rates on the first attempt.
A notable feature, “Project 360,” provides developers a comprehensive dashboard showing unit statuses, escrow balances, financial summaries, and project documentation. Early-warning indicators embedded in the system help identify potential challenges early, facilitating timely interventions.
This system also promotes stronger coordination by offering shared visibility across developers, the DLD, and escrow-managing banks into transaction stages and responsibilities. The data reuse ability reduces inconsistencies between sales, escrow, and ownership records.
Additionally, developers can oversee multiple companies and projects through their accounts, with customizable user roles for submitting or reviewing transactions. This functionality is designed to optimize workflow efficiency and internal monitoring.
Implementation of this platform was carefully phased with comprehensive user training and workflow testing prior to full deployment. DLD expects it will reduce follow-up inquiries, minimize manual input, and accelerate transaction turnaround.
The initiative is a core component of DLD’s broad digital infrastructure development to support expanding real estate activities. It aligns with Dubai Real Estate Strategy 2033 and Dubai Economic Agenda D33, both of which highlight integrated digital services as key drivers for the future growth of Dubai’s economy and property market.
For agents operating in Dubai, this AI-powered platform promises faster transaction confirmations and improved project transparency. By reducing administrative bottlenecks, agents can focus more on client service and sales, while assuring buyers and investors of heightened governance and data accuracy in Dubai’s property market.
