TARAF and Mubadala sign MoU to develop a 5.4 million sq. ft mixed-use waterfront project on Al Reem Island with residential and commercial spaces.
In a significant move set to shape Abu Dhabi's real estate landscape, TARAF, the real estate arm of Yas Holding, and Mubadala Investment Company have formalized their partnership by signing a Memorandum of Understanding (MoU) to explore a substantial mixed-use waterfront development on Al Reem Island.
The proposed development occupies 10 plots, totaling approximately 655,000 sq. ft. of land, with an ambitious gross floor area (GFA) projected at around 5.4 million sq. ft. This landmark project is designed to integrate multiple urban functions including residential, commercial, retail, and food and beverage components.
Residential offerings will be diverse, spanning one- to four-bedroom apartments and penthouses, ensuring options for a broad market segment. Complementing residential units will be thoughtfully designed public and commercial zones aimed at fostering an active and vibrant community.
TARAF's vision emphasizes connectivity and accessibility, prioritizing pedestrian-friendly pathways along landscaped routes that seamlessly connect residences to commercial and leisure spaces. Public plazas and open spaces will enhance community interaction, while ground-level retail and dining options seek to activate the waterfront and engage residents and visitors alike.
The MoU signing took place at LIVEX 2026, witnessed by key leaders including Ali Eid AlMheiri, Executive Director of Diversified Assets at Mubadala’s UAE Investments Platform, and Low Ping, Group CEO of Yas Holding.
Low Ping expressed enthusiasm about the project, stating, "Al Reem Island is an established part of Abu Dhabi’s residential landscape, and this MoU represents an opportunity to contribute to its continued evolution through a more integrated approach to development."
Ali Eid AlMheiri highlighted the collaboration’s long-term impact noting that the coordinated vision aligns with Mubadala's commitment to creating enduring value in the region.
This development signals expanding opportunities in Abu Dhabi’s premium waterfront residential and commercial markets. Agents should track progress closely as it promises diverse product offerings geared toward a wide spectrum of clients, with strong emphasis on integrated, walkable communities. The involvement of prominent entities like TARAF and Mubadala further underscores the project's potential to set new benchmarks in waterfront urban living.
