Dubai's residential property prices fell 1.7% in August 2026, marking the first annual decline in over five years amid a transition to a mature market phase.
Dubai's real estate market experienced a significant milestone in August 2026 as average residential sales prices dropped by 1.7% year-on-year, marking the first annual decline in more than five and a half years. This trend signals a shift towards a more measured and mature property market, according to insights from property consultancy Cavendish Maxwell.
The average price per square foot for residential properties in Dubai fell to Dh1,636 in August 2026, also reflecting a 1.3% decrease over the past three months. This softening comes after an extended period of robust price growth and high sales volumes since February 2021 — a timeframe that notably experienced a pandemic-related market dip.
Even with this price correction, Dubai's residential sales remain vigorous. Transaction values for August reached Dh23.4 billion, contributing to a near Dh270 billion total in residential sales during the first eight months of 2026. However, the number of homes sold in August, approximately 10,900, was around 14% lower than in July, a decline partly attributed to the usual summer slowdown in buyer activity.
Notably, off-plan properties continue to dominate the market landscape, comprising roughly 75% of all residential sales in August 2026. Nevertheless, transaction values over the January to August period are down 24% compared to the same timeframe in 2025.
Ronan Arthur, Director and Head of Residential Valuation at Cavendish Maxwell, observes that the latest data confirms a transition to a more balanced and mature market cycle. “The August figures validate our comprehensive market analysis showing that prices are softening as Dubai’s residential sector moves beyond the phase of extraordinarily strong activity and sustained price rises,” he said.
Arthur emphasizes that the fundamental drivers of demand in Dubai’s property market remain solid. However, factors such as reduced new project launches, regional geopolitical uncertainties, and an overall normalization in buyer behavior are influencing near-term market dynamics.
For agents operating in Dubai’s real estate sector, this emerging trend suggests a need to adapt strategies to a market with more prudent buyers and stabilized pricing. The dominance of off-plan sales highlights continued opportunities in new developments, while the overall cooling price environment could encourage longer-term investment planning. Agents should also be prepared to navigate seasonal fluctuations and leverage market intelligence to advise clients effectively during this maturing market phase.
