Dubai introduces the Flexi Rent scheme allowing tenants flexible monthly, quarterly, or semi-annual rent payments with developer incentives.
The Dubai Land Department (DLD) has rolled out an innovative Flexi Rent payment plan designed to offer tenants greater flexibility in how they pay their rent. Announced recently, this scheme aims to foster a more adaptable and sustainable real estate market while improving the overall tenant experience.
Traditionally, tenants in Dubai often pay rent upfront in larger sums, typically quarterly or biannually. The new Flexi Rent model allows tenants to choose from a broader variety of payment schedules including monthly, quarterly, or semi-annual instalments. This flexibility can ease financial pressure by breaking down lump sum payments into smaller, manageable amounts.
To date, DLD has collaborated with 12 key real estate developers to implement this initiative. Tenants who currently rent or own properties from these developers, as well as potential investors, can benefit from the newly introduced payment options. Participating developers include Wasl Properties, Deyaar Property Management, Dubai World Real Estate, Modern Real Estate, Dubai Investment Real Estate, SBK Real Estate, Rocky Real Estate, SRG Properties, Harbor Real Estate, Driven Properties, and Al Showaib Real Estate.
Apart from payment flexibility, developers are offering additional rental incentives, discounts, and value-added packages on a case-by-case basis to attract tenants.
According to Khalid Al Shaibani, Director of Rentals Affairs at DLD, each developer is responsible for managing tenancy contracts, payments, and data through approved systems while ensuring full compliance with DLD regulations. They will also inform tenants about how to access flexible payment options and handle the transition process.
Under the cooperation agreements, the Flexi Rent initiative will apply to vacant or eligible rental units managed or owned by the participating developers. New tenants can expect promotional packages and rental incentives as part of their flexible payment option.
Rent amounts remain the same overall but are divided according to the chosen payment schedule. For example, a tenant paying Dh20,000 quarterly can opt instead to pay around Dh6,666 monthly. This division can significantly ease financial burden.
For tenants who have existing agreements to pay in four cheques quarterly, DLD has waived any change fees if they wish to switch to monthly payments or delay a cheque.
Eligible tenants can make payments via debit card, credit card, or cheque, further simplifying the process.
The Flexi Rent scheme presents an opportunity for agents to attract a wider pool of tenants by offering more accommodating payment options.
