Dubai Flexi Rent Scheme Boosts Tenant Payment Flexibility in 2024

Dubai’s new Flexi Rent scheme lets tenants choose monthly, quarterly, or semi-annual payments, easing financial pressure and enhancing rental convenience.

Dubai Launches Flexi Rent Scheme for Enhanced Tenant Payment Options

Dubai’s real estate market is evolving with the introduction of the Flexi Rent scheme by the Dubai Land Department (DLD), launched in late June 2024. This innovative program gives tenants the flexibility to pay rent monthly, quarterly, or semi-annually rather than only annually, marking a significant shift toward tenant-centric payment structures.

Developer Partnerships and Implementation

Currently, 11 developers have joined hands with the DLD to implement this scheme. Notable names include Wasl Properties, Rocky Real Estate, Dubai World Real Estate, Modern Real Estate, and Deyaar Properties among others.

Deyaar Properties was among the first developers to adopt Flexi Rent immediately after the official launch. Ali Sharif Al Marzooqi, Deyaar’s Vice President of Property & Community, said tenants can opt for this flexible payment system either when renewing existing contracts or signing new leases, subject to eligibility. These options are accessible through Deyaar’s digital platforms, call centers, and relationship managers.

"We designed the initiative to cover both new leases and renewals, supporting tenants in managing rental payments more conveniently," Al Marzooqi added.

Addressing Tenant Financial Needs

Driven Properties, another participating real estate firm, highlights that Flexi Rent is particularly advantageous for tenants managing income with monthly cash flow constraints. Abdullah Alajaji, Driven Properties’ founder and CEO, explained that many tenants face cash flow challenges rather than rent affordability issues, and this scheme alleviates that by breaking down the annual rent into more manageable installments.

Landlord Approval & Eligibility

The Flexi Rent option does not automatically apply to all rental units or tenants. The landlord's approval is required, and eligibility depends on the specific property. Tenants interested in the scheme should engage in discussions with their landlords or property managers when entering or renewing a lease agreement.

Alajaji recommended initiating talks about flexible payments ideally at lease renewal or before the next rent installment is due. For Driven Properties tenants, requests can be handled through the Property Management or Asset Management teams to confirm eligibility and facilitate the process.

Staying Updated and Next Steps

Tenants can keep track of Flexi Rent updates and manage rental payments via DLD’s REST app and official website. This development aligns with Dubai’s broader goal to enhance the living experience and streamline rental transactions in the emirate.

Implications for Real Estate Agents

Real estate professionals should familiarize themselves with the Flexi Rent scheme to better assist clients seeking flexible payment options. Promoting this initiative can improve tenant retention and attract a wider client base by addressing cash flow concerns. Agents should advise landlords on the benefits of participating and guide tenants on eligibility and application procedures to unlock flexible rental arrangements effectively.
