DAMAC’s Dubai Projects Stay On Track Amid Supply Chain Challenges

DAMAC Properties confirms Dubai developments face no major supply delays as Harbour Lights tops out in Dubai Maritime City.

DAMAC Navigates Supply Chain Pressures Successfully in Dubai

DAMAC Properties has reported that its construction projects in Dubai have remained largely unaffected by global supply chain constraints, thanks to strategic logistical efforts and UAE government support. This was announced as DAMAC reached the topping-out milestone of its Dh243 million Harbour Lights tower in Dubai Maritime City.

Mohammed Tahaineh, Chief Project Officer at DAMAC, shared insights with Gulf News highlighting how alternative shipping routes through UAE ports, including Khor Fakkan and Fujairah, have kept material deliveries steady. “People are saying there are supply constraints, but I think in the UAE, and especially in Dubai, the government has made a lot of effort to make sure there are no disruptions in the supply chain,” Tahaineh explained. He emphasized that the key has been effective coordination between developers and suppliers, supported by open logistics channels.

Harbour Lights Tower: A New Waterfront Icon

DAMAC’s milestone marks the completion of the 52-storey superstructure of Harbour Lights, now transitioning to internal and external finishing phases with a targeted handover in 2027. The tower, positioned prominently in Dubai Maritime City, is set to be the tallest in the district at approximately 200 meters above ground.

Harbour Lights will feature 294 residential units, five podium levels, retail spaces, and exclusive amenities on the 52nd floor, including an infinity pool, gym, steam, and sauna facilities. Residents will enjoy stunning views of the Arabian Gulf and the Dubai skyline.

Sustained Demand for Luxury Real Estate in Dubai

According to Tahaineh, demand for luxury homes in Dubai remains robust, underpinned by competitive pricing when compared with other global cities. "If I compare the selling rates for luxury real estate in Dubai with Europe, New York or other developed cities, Dubai is always lower, especially when you compare luxury," he noted.

He added that Dubai offers superior product quality at attractive price points. “The level of quality and the products that Dubai and Dubai developers are offering are much higher, while prices are lower, in my view. I believe the attraction for luxury products will remain strong, and it will become stronger.”

The project’s waterfront location near key leisure and business hubs such as La Mer Beach, Dubai Creek, Burj Khalifa, and Dubai Mall enhances its appeal. This prime positioning caters to buyers seeking luxury, quality, and prestigious addresses.

Market Outlook and Developer Confidence

Despite global economic pressures and concerns raised around supply chain issues, DAMAC maintains a positive outlook on Dubai’s real estate market. Tahaineh stated, “Dubai’s market is always attractive, and all of us know that... the real estate sector is strong, in my opinion.”

The developer is actively handing over units at other projects like The Lagoons, with over 5,500 completion certificates issued this year, demonstrating ongoing buyer activity and confidence.

Looking ahead, luxury mixed-use developments like Harbour Lights are expected to continue attracting discerning buyers and investors. “Everyone is looking for luxury products. I believe luxury products will always be attractive to investors, customers and tenants, and the market will remain strong and become stronger,” said Tahaineh.

Implications for Real Estate Agents

For agents, DAMAC’s experience underscores the importance of emphasizing Dubai’s robust supply chain resilience and strong market demand, especially in the luxury segment. Harbour Lights' topping out and the ongoing handovers at other projects signal healthy transaction flow. Highlighting Dubai’s competitive pricing alongside quality and prime locations can help agents effectively attract and reassure clients in a dynamic market.
