BEYOND Developments launches a massive Dh4 billion masterplan featuring 1,560 units and a focus on nature-led, low-rise living in one of Dubai's emerging growth corridors.
BEYOND Developments has officially pulled back the curtain on its latest ambitious project: The Yards, a Dh4 billion master-planned community located in the heart of the City of Arabia. This announcement marks a pivotal shift for the developer, representing its first major inland masterplan as it expands its footprint across the UAE's most strategic urban districts.
Spanning a gross floor area (GFA) of 2.3 million square feet, The Yards is designed to be more than just a residential complex; it is a Mediterranean-inspired destination. The masterplan includes 1,560 residential units, primarily offering one- to three-bedroom apartments. What sets this project apart in a market often dominated by high-rise density is its commitment to open space—70% of the total area is dedicated to landscaping, anchored by a signature one-kilometre green spine.
Alongside the masterplan reveal, BEYOND launched Arancia Yards, the first residential cluster within the development. Arancia consists of 272 residences spread across three low-rise buildings. This phase focuses on a human-scale living experience, revolving around a 4,200-square-metre landscaped sunken garden.
Residents of Arancia will also enjoy 3,000 square metres of rooftop terraces and over 2,000 square metres of integrated retail and food and beverage (F&B) space at the ground level. This "landscape-first" approach is a deliberate move to address what the developer sees as a gap in Dubai’s inland premium supply—providing high-quality, nature-integrated homes for those who prefer low-rise environments.
Location is a central part of the investment case for The Yards. Situated along an urban corridor connecting major employment and entertainment hubs, the site offers exceptional connectivity. It is positioned near planned expansions of Dubai’s public transport and metro network, ensuring long-term capital appreciation.
For international professionals and frequent travellers, the location is highly accessible, sitting approximately 25 minutes from Dubai International Airport (DXB) and 38 minutes from Al Maktoum International Airport (DWC).
Adil Taqi, CEO of BEYOND Developments, emphasized that this Dh4 billion commitment is based on structural market fundamentals. "The fundamentals driving this market are structural, not cyclical," Taqi noted, citing sustained population growth and world-class infrastructure as key drivers. He added that BEYOND aims to "anticipate demand rather than follow it," positioning The Yards in a district where quality supply is currently scarce.
While The Yards represents a significant inland venture, BEYOND Developments is already well-established in the luxury waterfront sector. The company’s portfolio includes high-profile projects on Palm Jumeirah, Dubai Islands, and Dubai Maritime City, as well as developments in Ras Al Khaimah. This expansion into the City of Arabia demonstrates a high-conviction strategy to target evolving urban landscapes that define the future of the UAE.
For agents, The Yards represents a strong sell for investors looking for long-term appreciation in a maturing district. The low-rise, nature-centric design of Arancia provides a unique alternative to the standard high-rise off-plan offerings. With its strategic location between the two major airports and the high percentage of green space, this project is likely to appeal to end-users looking for a balance between urban connectivity and community-focused living.
