Dubai’s Azizi Developments enters Sharjah with a Dh30 billion freehold project featuring over 10,000 residences and a central 1.7 million sq ft park.
Dubai-based Azizi Developments has officially made its debut in Sharjah, unveiling an ambitious Dh30 billion ($8.16 billion) mixed-use development named Azizi Florence. This landmark freehold project marks a significant step for the developer beyond Dubai’s borders.
Azizi Florence will include a variety of residential offerings comprising 1,130 villas, more than 6,000 townhouses, and approximately 3,500 apartments. The development promises a diverse community environment, with three-bedroom townhouses starting at Dh1.89 million. A central highlight is the 1.7 million square foot Central Park, which will be surrounded by six distinct residential clusters. Each cluster is designed to provide residents with amenities such as parks, clubhouses, community centres, and lush landscaped gardens.
Although the company has not yet announced a construction timeline, Azizi Developments emphasizes the project's comprehensive lifestyle approach by integrating residential, retail, hospitality, education, leisure, and wellness facilities within Azizi Florence.
Currently, Azizi Developments has approximately 150,000 units underway across several projects, reflecting a development portfolio valued in the tens of billions of US dollars. Among these is Burj Azizi, positioned to become the world’s second-tallest skyscraper upon its anticipated completion in 2028. Located in Dubai’s World Trade Centre district along Sheikh Zayed Road, this Dh6 billion tower underscores Azizi’s commitment to landmark architecture.
Other notable Dubai projects by Azizi include Azizi Riviera and Azizi Venice, both of which focus on waterfront and resort-style living.
Azizi’s entry into Sharjah coincides with a robust real estate market in the emirate. According to a Wam report, total real estate transaction value in Sharjah rose 9.3% year-on-year to reach Dh29.5 billion in the first half of 2026. Meanwhile, the number of transactions surged 23.7%, with 59,460 recorded deals, signalling vibrant market activity and strong buyer interest.
Industry leaders remain cautiously optimistic about Dubai’s property market despite regional tensions. Mohamed Alabbar, founder of Emaar Properties, projected a "nice balance" for Dubai's property market in 2027 amid increased supply and geopolitical challenges such as the ongoing Iran conflict. He estimated that the regional instability could lead to a market adjustment between 5 to 10 percent but expressed preparedness for forthcoming market dynamics.
Azizi Developments’ landmark project in Sharjah opens new avenues for agents seeking diverse portfolios and growing demand outside Dubai’s traditional hotspots. With Sharjah’s market showing strong growth and the entry of major developers like Azizi, agents should prepare for increasing buyer interest in mixed-use, freehold communities offering comprehensive lifestyle amenities. This development complements Dubai’s expanding market, encouraging agents to stay informed on both emirates’ property trends to meet client needs effectively.
