Cosmo Developments launches Dh6bn Wadi community on Yas Island with underground parking and 6-km running route, emphasizing walkability and greenery.
Cosmo Developments has launched an ambitious Dh6-billion residential project named The Wadi on Abu Dhabi's iconic Yas Island, promising residents a unique vehicle-free living experience. Spread across approximately 140,700 square meters, this community has been thoughtfully designed to prioritize pedestrian comfort and safety.
In a strategic move to enhance walkability, all cars and parking facilities at The Wadi will be located underground. This design choice allows for the surface area to be free of vehicles, fostering a safer and more serene environment for families and individuals alike.
Andrea Nucera, managing director of Cosmo Developments, shared with Khaleej Times, “You are moving without a car, and you are moving in contact with many elements. You have the tree, you have the grass, you have the water, you have the canal.” The project's master plan eliminates vehicle traffic above ground, enabling residents to safely walk, cycle, or run throughout the community.
The Wadi will feature a continuous running track spanning about six kilometres, complemented by dedicated pedestrian and cycling paths. The community is enriched with landscaped areas, parks, water features, and a central valley, designed to create a close-knit and natural ambiance.
To encourage outdoor activity and relaxation, the development will include tennis clubs, gyms, spas, children’s play areas, and a range of commercial and recreational facilities.
The development will comprise 3,950 residential units ranging from studios to three-bedroom apartments. Residential options also extend to larger four-bedroom homes featuring balconies or terraces up to approximately 150 square meters.
Prices start at around Dh850,000 for studio units and rise to about Dh7.5 million for the largest units. The first phase release included roughly 700 homes, with studios selling out rapidly and over 350 units sold within hours of launch on September 18, 2026.
The master plan thoughtfully aligns buildings, open walkways, and landscaped greenery to facilitate natural airflow throughout the community. Native vegetation such as ghaf and palm trees will be integrated extensively, reflecting an emphasis on sustainable, climate-appropriate landscaping.
Additionally, the project will feature retail outlets and restaurants, providing convenience and lifestyle amenities within walking distance.
Located along Yas Canal near the entrance of Yas Island, The Wadi benefits from upcoming road connections aimed at improving access around the area and to major attractions on Yas Island.
The Wadi will be completed in two phases over approximately 55 to 60 months, with construction for the first phase set to commence following a preparatory period.
The launch of The Wadi comes amid rising demand for walkable, green, and integrated communities in Abu Dhabi. Agents should note the strong initial sales momentum and the community’s appeal to families and active lifestyles. The project’s combination of luxury, sustainability, and strategic location offers promising opportunities in Abu Dhabi’s evolving residential market.
