The Abu Dhabi real estate market is witnessing a significant surge in home resales, with a 56 per cent quarterly increase in off-plan secondary transactions in Q2 2026. This uptick is attributed to buyers focusing on developments nearing completion, as demand remains robust despite rising property prices across established communities.

According to Crompton Partners, an estate agency monitoring the market, 883 off-plan secondary sales were recorded in Q2, a notable jump from 567 in Q1. These transactions spanned 25,422 active units, showing a healthy liquidity in projects close to handover.

Yas Island Dominates Resale Activity

Yas Island emerged as the hotspot for these transactions, accounting for over 40 per cent of the quarterly total with 366 sales. The activity was concentrated primarily in Yas Island Apartments (245 transactions) and North Yas (121 transactions). The Gardenia project stood out as the busiest with 156 resales.

Deeper analysis shows that projects nearing completion enjoy higher turnover rates. Sustainable City led with an 18.8 per cent annual turnover rate, followed closely by Yas Golf Collection at 17.9 per cent, Reem Eleven at 16.1 per cent, and Manarat Living 1 at 15.4 per cent.

Ben Crompton, Managing Partner of Crompton Partners, noted, "Buyers are becoming more selective, with stronger liquidity emerging in well-priced developments where completion is clearly visible." He emphasized that factors such as handover timing, product quality, pricing strategies, and depth of resale inventory now play crucial roles in market performance.

Expansion Beyond Central Abu Dhabi

Resale activity has also spread beyond Abu Dhabi's central island. The city's outskirts saw 235 off-plan secondary sales, led by Al Reeman (148 transactions) and Bloom Living (80 transactions). Saadiyat Cultural District recorded 97 transactions, with Saadiyat South contributing another 139.

Established Communities Show Robust Sales and Price Growth

In established residential markets, Crompton Partners tracked 483 transactions worth AED 1.25 billion during Q2. Reem Island remained the most active, with 223 sales totaling AED 399.3 million.

Al Reef also recorded significant trading volumes and price growth. With 108 transactions worth AED 183.7 million, Al Reef Villas 2 saw a 59.3 per cent annual rise in average prices, while Al Reef Apartments increased by 40.2 per cent.

Saadiyat Island remained the highest-value market tracked. Although transaction volume was lower, with just 13 sales generating AED 273.6 million, this included AED 205.5 million from six transactions in the prestigious HIDD community.

Mamsha maintained its position as the highest-priced community at AED 57,365 per square meter, while Saadiyat Beach Villas posted an outstanding 83.9 per cent annual price increase.

Market Nuances and Buyer Behavior

Crompton cautioned that percentage changes in price should be interpreted carefully in communities with low transaction volumes. Abu Dhabi’s market is becoming increasingly segmented, with individual projects performing differently based on factors like transaction liquidity, buyer demand, and proximity to handover dates.
